Serviced apartments in Shanghai are often described as though they all offer the same deal: a furnished room, a reception desk, and a monthly price. The real market is more varied. A compact studio near central transport can sit below CNY 10,000 per month, while a large managed residence in Jing’an or Xuhui can run well above CNY 50,000. The shortest accepted stay may be one month at one project and twelve months at another.
This guide uses the Jason Shanghai Homes serviced-apartment database snapshot from 5 September 2026. It covers 63 projects, 224 published room-type records, and nine Shanghai districts. The figures below are asking-rent ranges in the current project database. They are useful for setting a brief, but they are not an official citywide rental index and they do not guarantee that every room is available today.
What the current Shanghai serviced-apartment data shows
The database spans studios, one-bedroom, two-bedroom, and larger family layouts. Across the published room types, the lowest listed starting price is about CNY 7,500 per month and the highest is about CNY 160,000 per month. That wide range is the reason a single citywide average is not very helpful. The price is shaped by size, address, building standard, services, and lease length.
The largest group of projects accepts a one-month minimum stay. The snapshot records 44 projects at one month, six at three months, eight at six months, and five at twelve months. A one-month minimum does not mean a tenant must leave after one month; many of these residences can also quote longer stays. It means the project has a route for a shorter initial commitment, subject to the current room and contract terms.

Shanghai serviced apartment prices by budget
Below CNY 10,000 per month
This is the entry point of the current project database, but it does not buy the same thing everywhere. At this level, expect smaller studios or selected one-bedroom layouts, and check carefully whether utilities, housekeeping, breakfast, and parking are included. Quartier Serviced Apartments, for example, starts from around CNY 8,500 for its 51 sqm Premium Studio in the current records. Some projects in this range are more residential and practical than hotel-like, which may suit a tenant who cares about a kitchen and a longer stay more than daily service.
At this budget, the useful question is not simply “Is it cheap?” Ask whether the room has enough storage, whether the kitchen can support normal cooking, and whether the commute works without a taxi every day. Compare the Putuo serviced apartment selection with the central options rather than judging a project only by its brand.
CNY 10,000 to CNY 20,000 per month
This is where the market becomes especially useful for single professionals, couples, and corporate arrivals. The range includes studios and one-bedroom rooms in several districts, as well as larger layouts in projects with a more residential position. Somerset Pudong Riverside currently lists one-bedroom options from around CNY 10,000, while Real Collection in Changning starts around the same level for its studio room type.
Room size matters more in this band than the headline brand. A 50 sqm studio with a good plan can work better than a poorly arranged 65 sqm room. Check the desk position, wardrobe capacity, washer-dryer, daylight, and whether the monthly rate changes with a short or long contract.
CNY 20,000 to CNY 35,000 per month
This range covers a broad middle and upper-middle section of the managed market. It includes larger one-bedroom rooms, two-bedroom apartments for couples or small families, and premium projects near major business and lifestyle areas. Current examples include two-bedroom options at Quartier, the one-bedroom and two-bedroom rooms at The Carossa, and larger layouts at Shanghai Centre.
At this level, tenants should compare what is actually included. Property management, internet, gym access, housekeeping, linen changes, utilities, breakfast, parking, and pet charges can sit in different parts of the contract. A project with a higher monthly figure can still be the better value if it removes several practical costs, but that needs to be checked line by line.
Above CNY 35,000 per month
The upper end includes larger family suites, premium central residences, and projects aimed at senior executives or company-paid assignments. The Middle House, Shanghai Centre, Ascott Heng Shan, One of A Kind 736, and selected rooms at other projects sit in this part of the current database. Size, finish, outlook, privacy, building management, and address tend to matter as much as the service package.
For an executive move, it is worth comparing a premium serviced apartment with a high-quality luxury apartment for rent in Shanghai. The serviced option may offer an easier arrival and a clearer support structure. A normal long-term apartment may provide a more distinctive home, a wider compound choice, or better value after the move has settled.
Which Shanghai districts have the most serviced-apartment choice?
The current project records are concentrated in Xuhui, Jing’an, Pudong, and Changning, with additional options in Huangpu, Putuo, Hongkou, Minhang, and Yangpu. The right district depends more on the tenant’s week than on a general ranking of neighbourhoods.
Jing’an
Jing’an is a strong choice for central offices, West Nanjing Road, Jing’an Temple, shopping, restaurants, and a short daily routine. The current selection ranges from compact rooms to substantial family suites. See the Jing’an serviced apartment guide when central convenience is the first priority.
Xuhui and the Former French Concession
Xuhui suits renters who want established streets, cafes, local services, and access to the south-west side of central Shanghai. Some serviced projects sit close to Xujiahui, Hengshan Road, or the West Bund corridor, while normal apartments provide more choice in older compounds and lane-side streets. Browse Xuhui serviced apartments alongside the French Concession housing guide.
Pudong
Pudong is often the practical answer for Lujiazui offices, international schools on the east side, newer buildings, and families who prefer more modern compound facilities. The distance across the river can make a major difference to the daily routine, so check the office and school route before comparing a Pudong room with an apparently cheaper Puxi option. The Pudong serviced apartment page includes projects around Lujiazui, Jinqiao, and other east-side locations.
Changning, Hongkou, and Putuo
Changning and Gubei work well for west-side offices, Hongqiao access, and many family routines. Hongkou is relevant to North Bund and the wider north-central side of the city. Putuo can offer a more residential base with useful access toward Jing’an and central transport. These districts should not be treated as interchangeable; the exact station, road, and building position still decide whether a project is convenient.
Project-level research can make the comparison more concrete. Xijiao Hua Cheng is relevant to renters considering larger west-side homes and a more family-led routine, while Jin Hai Building gives a different Changning reference point near the Hongqiao Road corridor. A Compound page explains the building and location; the individual room still decides the final price, condition, and availability.
Short-term or long-term: which contract route is better?
Serviced apartments are often the easiest first home for a new arrival, but a short minimum stay is not automatically the best financial choice. Choose the shorter route when the office location may change, the family has not chosen a school, the move-in date is uncertain, or you need furnished housing before committing to a conventional lease.
A longer contract can make sense when the district is settled and the room works for the whole assignment. Ask whether the quoted price changes at three, six, and twelve months. Also ask how early termination works, what deposit is required, whether utilities are capped, and whether the room shown is the room type written into the agreement.
Our short-term serviced apartment selection focuses on projects with a confirmed one-month route. The long-term serviced apartment selection includes projects that can accept longer stays, including some with a one-month minimum. Always confirm the exact terms before treating a listing as secured.
What is usually included?
There is no universal Shanghai serviced-apartment package. Common inclusions in the current project records include furnished rooms, property management, internet, front-desk support, gym or clubhouse access, and some level of housekeeping or linen service. Other items may be optional or charged separately:
- Utilities and the monthly allowance for electricity, water, or heating
- Housekeeping frequency and linen replacement
- Breakfast and other hotel-style services
- Parking and visitor parking
- Pet deposits, cleaning fees, and monthly pet charges
- Invoice, tax, and company-lease arrangements
Before signing, ask for the full monthly cost in writing. “Service included” can mean access to a facility, while regular cleaning or breakfast is billed separately. The detail matters when comparing a serviced apartment with a normal furnished rental.
A practical viewing checklist
Photos are useful for narrowing the shortlist, but they cannot answer every question. On a viewing, check the actual room’s daylight, noise, storage, water pressure, air conditioning, heating, kitchen equipment, mattress, and working space. Confirm the distance to the station at the time you normally travel. A building can be close on a map but awkward with groceries, school bags, or summer rain.
For a company move, ask who handles repairs, what documentation the residence can provide, and whether the lease and invoice format fit the employer’s policy. For a family, check the bedroom separation, lift access, nearby daily services, and the route to school. For a one- or two-month landing stay, prioritise a smooth arrival over a perfect neighbourhood decision; you can choose a more specialised long-term home once you know the city better.
Use the Shanghai apartment viewing checklist and then ask Jason to confirm the current room, price, minimum stay, and inclusions. The contact page is the fastest route for a tailored shortlist.
Frequently asked questions
How much does a serviced apartment cost in Shanghai?
In the 5 September 2026 project snapshot, published room-type starting prices run from about CNY 7,500 to CNY 160,000 per month. Most practical searches should begin with the district, room size, and required lease length rather than the citywide extremes.
Can I rent a Shanghai serviced apartment for one month?
Many projects in the current database show a one-month minimum stay, but not every project does. The room, dates, season, and contract terms still need confirmation.
Are utilities and housekeeping included?
Sometimes, but the arrangement varies by project and room type. Ask for utilities, housekeeping frequency, linen changes, internet, breakfast, parking, and optional services as separate line items.
Is a serviced apartment better than a normal Shanghai rental?
It is usually easier for a fast arrival, a company assignment, furnished living, or an uncertain first few months. A normal long-term rental can offer more neighbourhood and compound choice once your location and lease length are clear.
Use this guide to set a realistic brief, then check the live Shanghai serviced apartment inventory. Prices and availability move, so the final comparison should always be made against the specific room you can actually view and book.
