Families looking at serviced apartments in Shanghai usually need more than a larger number on a floor plan. Bedroom privacy, bathroom access, storage, school and office routes, and the contract term all decide whether the home works after the first week. The current project data gives a useful starting point: 52 of 66 projects list at least one two-, three- or four-bedroom room type, with 90 family-sized room records in total.
The figures come from the project snapshot checked on 21 October 2026. They describe listed room types and starting asking rents. They do not confirm current availability, school admission, or the condition of a particular room. Those points still need to be checked for the dates and household in question.
Start with the household, not the project name
A two-bedroom may suit two adults who need a separate office, while a family with two children may need three enclosed bedrooms. A study or a plus-room can be useful, but it should not be counted as a bedroom unless the room and the contract describe it that way. Ask where everyone will work, sleep and store daily items on an ordinary weekday.
Bathroom access deserves the same attention. A 2BR with one bathroom can be workable for a couple, but it may create a morning bottleneck for a family. Check whether guests can reach the bathroom without passing through a bedroom and whether the listed number refers to a full bathroom or a smaller WC. These details are often more important than an extra ten square metres.
What the current 2BR and 3BR range looks like
The family records cover a wide spread of sizes and prices. Current two-bedroom examples run from about 70 sqm at Novotel Living Shanghai Jingan to 199 sqm at Bvlgari Residences, with listed starting rents from about CNY 12,000 to CNY 66,000 per month. Three-bedroom examples run from about 141 sqm at Grand Gateway to 306 sqm at Residences at Kerry Parkside, with starting rents from about CNY 20,000 to CNY 85,000 in the same snapshot.
These figures are a way to frame the search, not a citywide average. The 70 sqm Novotel layout and a 199 sqm Bvlgari residence answer very different family briefs. At the lower end, check bedroom width, dining space and storage. At the upper end, check whether the extra area creates useful separation rather than a long corridor that is difficult to furnish.
For a central family comparison, open Shanghai Centre, Ascott Huai Hai Road and Riverdale Residence Xintiandi. For Pudong routines, compare Mandarin Oriental Executive Apartment Pudong and Residences at Kerry Parkside. The project page helps with the shortlist; the exact room decides the final fit.
Match the district to the family’s week
Jing’an and Xuhui can shorten central office journeys and make after-school errands easier on foot. Pudong may be the better answer for a Lujiazui office or an east-side school route. Changning, Gubei and Hongqiao can simplify west-side commuting and airport access. These are starting points rather than rules. Check the full door-to-door trip, including the compound gate and the walk from the station.
The Shanghai international-school housing guide is useful when the school corridor drives the move. It should be read with the exact campus route, because a district label does not prove bus access or admissions eligibility. If the adult commute is the main constraint, compare the live serviced-apartment inventory by district and metro before deciding how much space to trade for a shorter journey.
Lease length matters for families
Some family-sized rooms accept one month, while others require three, six or twelve months. That difference matters if a school place, assignment end date or move-in date is still uncertain. Ask for the minimum stay of the exact 2BR or 3BR, not only the project’s headline minimum. Room-specific terms are recorded on several project pages, including BASE LITE Xintiandi Block C, where different room types can carry different contract routes.
Put the complete monthly cost on one sheet: rent, management, utilities, internet, housekeeping, parking, breakfast and pet charges. Then compare it with a normal long-term apartment in the same corridor. A serviced home can save time during an international move. A regular rental may give more control over space and a wider choice of compounds once the family’s plan is stable.
Viewing checklist for a 2BR or 3BR
- Measure each bedroom, wardrobe and desk position rather than relying on the room label.
- Walk from the main bedroom to the bathroom at the busiest time of day.
- Check noise with windows open and closed, especially in living and children’s rooms.
- Ask who handles repairs and how quickly a family can get help after move-in.
- Confirm lift access, deliveries, parking and the route from the gate to the apartment.
- Read the exact room, deposit, notice and early-termination terms before paying.
A family serviced apartment earns its place on the shortlist when the space removes a daily problem. Start with bedrooms, bathrooms and the route you will repeat, then compare facilities and finish. If the current data leaves two otherwise similar choices, ask for the exact room photos, contract terms and a viewing before treating either as the final answer. The contact page is the quickest way to request that comparison.
